Bad Tenants — Its a Numbers Game

This is the second in a series of stories focused on Real Estate Investment for the small investor.

I have been involved in the Real Estate Property Management industry on and off for over 30 years. I find that I get burnt out of the industry periodically so I go and do something else for a while and then I return. I have had my own rental properties as well, but my wife and I decided to sell ours about 10 years ago, I now just work in the industry rather than actively participate.

What can I tell you about the changes in the last 30 years? Tenant Entitlement, what a tenant thinks constitutes a good tenant has dramatically changed in this time. Part of this is an attitude of “ The Customer is always right” tenants these days believe this to their core. Tenants also have a nearly 100% hands off towards the property, where in the past many tenants just took care of simple and minor issues, most tenants won’t even change light bulbs, even though my lease says they must.. Sorry, but yes, Landlords provide a very unique service, it is much different than what Sears and K-Mart sold with a money back guarantee. Of course I understand, that some landlords also don’t do a good job, and make things difficult for the rest as well.
